New MLS Rule… No Embedded Captions Allowed
Embedded captions (as shown above and below in the photos) are no longer allowed by MLS. The photos on this page show some of my sold listings with embedded captions. But, recently, MLS has modified their rules to exclude photos with embedded captions.

NEW MLS RULES: Photos with embedded captions (in the photo itself) are no longer permitted on Arizona Regional Multiple Listing Service. I still place captions on the photos I place on MLS, but captions embedded in the photo are no longer allowed on MLS.

MLS Photos with Captions!
When I place a home’s photos on MLS, I add captions to describe the photos and a home’s features/improvements. In the photo below the title of the photo reads, “New AC/Heat Pump Replaced in 2022.” The additional description reads… “New AC/Heat Pump (replaced in 2022), new programable thermostat, and extra attic insulation.”
